Understanding Flat Roofing for Commercial Buildings

Commercial Flat Roofing Redefined

Flat roofing for a commercial building can be energy efficient. However, it’s possible for your commercial building to have the wrong type of roofing system.

The professionals at DUBO roofing are experienced roofing contractors who can help you determine the right roofing for your building.

Sometimes, the type of business in a particular building changes throughout the life of the building. And while the original commercial roof may have fit an earlier purpose, it could now be inefficient—or maybe just too old.

It’s essential to understand the fundamental properties of your building’s flat roof construction so you can make more informed choices about maintenance, repairs, and possible replacement. Ask yourself, which type of flat roof is best? While you may be familiar with flat roofing materials such as asphalt shingles or metal panels, there are other energy-efficient and durable materials to consider.

Built-up Roofing (BUR)

BUR systems feature a continuous and semi-flexible membrane made of felt or fabric layers. The layers are alternated with layers of other asphalt-based materials like tar or aggregate. which is why BUR is sometimes referred to as “tar and gravel” roofs. While BUR roofing is very durable, It is not easy to repair. Another drawback to this system is that it is not reflective and is not as energy-efficient as newer materials.

Thermoplastic Single-Ply Membrane Roofing (PVC & TPO)

Single-ply is a flat, synthetic polymer-based roofing material that provides a waterproofing layer in a single sheet. The sheets come in rolls that stretch across a flat or low-sloped roof. And are then sealed at the joints with heat, adhesive, or via mechanical means.

This type of roofing is flexible, cost-effective, and easy to install, making it increasingly popular for new build and refurbishment projects. Membrane roofing materials such as Duro-Last are also highly energy efficient. There are several types of membrane and coating options, and the professionals at DUBO Roofing can help you determine which is best for your commercial roof.

ASTEC Fluid-Applied Roofing

A fluid-applied roof is a multi-layered system that creates a seamless waterproof seal over an existing, qualified substrate; eliminating the need for costly roofing tear-off and replacement. A simple roof survey can help determine if fluid-applied roofing is right for your building.

This type of roofing is affordable and offers a variety of benefits such as seamless wind and weather protection, all climate stability, reduction of thermal shock damage as well as providing cool and green roof benefits.

Only certified ASTEC roofing professionals like those from DUBO Roofing can guarantee the application of quality products according to detailed system specifications to ensure the fluid-applied roof will perform and protect as it should.

Modified Bitumen Roofing (Mod Bit or MB)

One of the biggest benefits of MB roofing is its ability to handle regular foot traffic because it’s much thicker. It is also easier to install compared to BUR roofing since it typically does not require the use of heat. Instead, MB roofing is made of self-adhering “cold process” sheet material. It’s incredibly durable, but it’s not reflective.

Replacing a flat roof requires the kind of skill and experience that only a local, licensed roofer provides. With more than 25 years of roofing experience, the professionals at DUBO Roofing can help you determine the best roofing options for your flat-roofed commercial building.
