Seasonal Roof Maintenance Tips: How to Keep Your Roof in Tip-Top Shape All Year Round
Write By Zachary Duncan

Inspecting a Roof for Seasonal Changes

As residents of the beautiful northeast region of Florida, we know firsthand how our weather changes from season to season. From those scorching summers to the occasional hurricane and everything in between, our roofs work hard to protect us. But to keep your roof in its best shape to withstand those frequent poundings all year long, conduct seasonal maintenance that’s designed to address the unique challenges of each season. With each season, it’s important to monitor damage from a glance.

Spring
With spring comes warmer weather and a perfect opportunity to inspect your roof for damage formed by winter weather. Look for loose or damaged shingles, debris clogging up gutters and downspouts, and signs of mold or mildew growth. Trim back overhanging tree limbs so falling limbs won’t damage your roof during the summer storm season.

Summer
Summertime in Florida means seriously intense heat, although we sometimes get our share of torrential thundershowers too. Inspect your roof for signs of heat damage, especially cracked or blistered shingles. When you spot heat damage, replace, or repair the shingles promptly. If your drains are clear and functioning adequately, give them a thorough cleaning to ensure they can carry away summer downpours without a hitch.

Fall
As temperatures begin to cool, autumn is the time to inspect and prepare your roof for the winter ahead. Clean out your gutters and downspouts before more debris collects and check your roof for loose or damaged shingles. Look for flashing around your chimney, vents, and skylight to see signs of wear and tear, and repair or replace as required.

Winter
Winters here in Florida are pretty mild compared to places further north, but you still need to take steps to protect your roof. Clear your drains of debris to prevent ice dams from forming. Trim back overhanging tree limbs that could snap off and fall onto your roof during a winter storm, and watch for signs of damage, including leaks and missing or damaged shingles.

Safety Reminder: There is no need to get on the roof to do routine checks, looking up at your roof safely from the ground will be sufficient to view any roof concerns.
