Every Roof is Different

Look around your neighborhood and you will see that not all roofs are the same. Some roofs are flat, while others are sloped. Some roofs are made from tile and some from asphalt shingles. Each style reflects the tastes of the homeowner and the style of home, and a good looking roof can actually add to your home’s value. But do you know what you need to do to get the most value from your roof? The life of your roof depends on several factors including: design, material, venting, proper maintenance and upkeep, climate and weather-related damage.

Roof Designs

Generally a slopped roof will help shed excess water from a building, but there are more than design factors to consider when evaluating the long-term life of a roof. Insulation and the right kind of shingles are an important part of saving energy lost through the roof.

Roofing Materials

Steel and aluminum are two of the most common metals used to build a roof infrastructure. The sturdy, lightweight materials are best known for having a long-term life span at an affordable price. Given the seams in a roof, a layer of roofing underlayment is needed between the materials and the building structure.  The layer of protection can take different forms including rubberized asphalt to organic, fiberglass or synthetic material. The right protection for your roof will keep moisture, cold weather and stifling summer air out, giving your roof a longer life. Shingles are the most visible feature of your roof, which makes up 40 percent of your home’s overall appearance. Common shingles in Florida are fiberglass asphalt shingles that come in many shapes, sizes and colors. It is a popular choice in Florida because it can withstand heavy rains, is cost effective and attractive.

Proper Roof Maintenance and Upkeep

After hurricane season, it is important to evaluate your roof to check for damage to the gutters or shingles. This type of damage will make your roof susceptible to leaks and damage your insulation. Don’t forget to keep your roof free of debris to prevent standing water and mold growth. If your gutters are blocked, it is important to have them cleaned so the water has somewhere to go after a rain storm.

In a humid climate like Jacksonville, it is important to check for signs of moisture or mold on the roof. While not all wet spots are the result of a faulty shingle, it could be an early warning sign of a larger problem.

Weather-Related Roof Damage

After a storm, it is important to assess any potential damage to your roof. If you find damage, be sure to take photos for your insurance company and have it repaired immediately. Don’t forget to inspect interior ceilings for signs of water damage. If there is an active leak, take steps to protect your home immediately, but be sure to contact your insurer as soon as possible.
