Selling Your Home?

Don’t Forget About Your Roof When Selling Your Home

People getting their home ready for sale often spend time and money sprucing the house up, both inside and out. But don’t forget to include your roof in that effort, because a dirty or damaged roof can lower the value of your home.

The professional roofers at DUBO Roofing will provide a pre-sale roof inspection and help you stage your home for sale. The inspection will include checking for loose tiles or shingles, leaks and storm damage. If some of the shingles on your home look dirty or discolored, it could be a sign that you have damage. In the Jacksonville area, the life span of a three-tab shingle roof averages 17-18 years. An architectural shingle roof averages 20 years before it needs to be replaced. With the many hurricanes, wind storms and hail storms that come through our area, many roofs sustain damage, but homeowners may not know it until the roof is inspected.

In fact, we have actually seen a tree growing on top of a roof right here in Jacksonville! Unless you are making regular trips to your roof, you can miss a lot of this kind of damage.

Many insurance companies now require from 5 to 7 years of life remaining on a roof before they will issue a policy. So, if your roof is 13 to 15 years old, you should probably consider a reroof. Most of the time, the cost of the reroof can be recovered in the sale of the home. If you wait until after the house goes on the market, you risk leaving a negative impression about the home that could impact the price offered.

Knowing what shape your roof is in before you put your home on the market can save you time and hassle during the sales process. At DUBORoofing, our licensed and insured roofers will inspect your roof and give you a complete estimate of the cost to repair or replace your roof. So, while you are trimming those hedges and pressure washing the driveway, don’t forget to look up and see if your roof could use a little sprucing up, too.
